How the mortgage calculator works
The calculator estimates a fixed-rate amortizing loan payment. It divides the annual interest rate by 12, applies the selected loan term in months and estimates the payment needed to repay the loan principal over that period.
Monthly payment = P × r × (1 + r)^n ÷ ((1 + r)^n - 1)
Loan principal
The loan principal is the home price minus the down payment. It does not include financed fees unless the reader adds them to the price.
Monthly rate
The calculator divides the annual interest assumption by 12. Real loan contracts may calculate interest differently.
Loan term
The selected term determines how many monthly payments are modeled in the amortization schedule.
Optional costs
Taxes and insurance are added to the estimated monthly total, but they do not affect the principal and interest calculation.
What this mortgage calculator does not include
A mortgage payment estimate is not the same as a lender quote or affordability decision. Real mortgage costs can include many items that are not included in a simple amortization model.
No loan approval
The calculator does not evaluate income, credit score, debt-to-income ratio, employment, property type, documentation or lender criteria.
No full closing cost model
The estimate does not include appraisal fees, origination fees, legal fees, title costs, transfer taxes or other closing costs.
